Tenancy agreement guide for landlords in England

A tenancy agreement template is a written contract for a home you let in England. This page links to official guidance on tenancy documents. We are not solicitors. Registration on the PRS Database is a separate step, with dates by region. Use the table to find the relevant guidance, rather than a legal assessment.

Assured periodic tenancy agreements have no end date. For new tenancies from 1 May 2026, give tenants written information about the key terms before signing an agreement or otherwise agreeing the tenancy. Failure to provide it can result in a fine of up to £7,000. You can include the information in the agreement or provide it separately.

The government model agreement has been withdrawn from GOV.UK. Do not use this link as a current government template download. This page provides general information, not legal advice.

Read the written-information guidance for the information you must give tenants. The government's overview explains that tenancy agreements cannot have an end date. The old model agreement has been withdrawn.

What is an assured periodic tenancy agreement?

An assured periodic tenancy runs on a rolling basis, for example monthly. The government guidance says the agreement cannot have an end date.

Previous government model

The old model agreement

The government's "model agreement for a shorthold assured tenancy" has been withdrawn and archived. The current written-information guidance is a different document, not a replacement contract to sign.

Current government guidance

No end date

Use the government's overview for landlords to check the assured periodic tenancy position. An end date in an old document is a reason to check the wording before using that document again.

Written information before signing

Give the tenant written information about the key terms before signing a tenancy agreement or otherwise agreeing the tenancy. You can include the information in the agreement or give it separately.

Landlords with existing written agreements had until 31 May 2026 to give their tenants "The Renters' Rights Act Information Sheet 2026".

What is a tenancy agreement template?

A template is the starting document for a written tenancy agreement. Downloading a file does not establish that its terms fit your letting. The distinction here is between a contract to complete and guidance that explains what information to give.

This page covers homes let in England. We do not generate agreements or collect tenant names and property addresses; the document links take you to the publisher.

What we cannot say is compliant

We have not assessed the templates against your circumstances. This page provides general information, not legal advice.

Your next step

How this links to the PRS Database

The government's roadmap says registration on the PRS Database will be mandatory for private landlords in England. A tenancy agreement does not complete that separate registration step. Read the register guide for the registration route, then check the regional timetable on its own page.
