What is public on the PRS Database?
The list of PRS Database fields that the public will see is not fixed yet. The Renters' Rights Act 2025 says a later regulation must specify which information in active landlord and dwelling entries is made public. That regulation has not been made. The draft PRS Database Regulations 2026 do not contain the list.
Checked against the Renters' Rights Act 2025, section 86, and the draft PRS Database Regulations 2026 on 18 Oct 2026.
What will the public see?
WHAT WE CAN CONFIRMThere is no settled public information list to consult. These answers distinguish the legal provision from registration requirements and the separate research notice.
| Question | Position | What is known |
|---|---|---|
| Public information list | List not made | Section 86 requires regulations to specify the public information from active landlord and dwelling entries. |
| Draft database regulations | No public list | The draft PRS Database Regulations 2026 do not contain that list. |
| User research privacy notice | A different document | The notice concerns user research. It does not identify the public information in register entries. |
| Information supplied for registration | A separate question | A requirement to supply information does not establish that tenants or neighbours will see it. |
| Government's stated next step | Later publication | The government says it will publish the list of information accessible to the public at a later stage. |
Is my home address public?
The register asks for your residential address. The government says it will publish the list of public information later, balancing landlords' privacy with tenants' choices, so no one can yet say whether a home address will be visible.
Is the gov.uk privacy notice the public register?
The government says it will publish the list of information the public can access at a later stage. The draft PRS Database Regulations 2026 do not contain that list.
For public access, the relevant document is the regulation specifying public information under section 86. The research notice is not a substitute for that regulation.
Where is this written?
The Renters' Rights Act 2025, section 86(1)(a), provides for regulations to specify which information in active landlord and dwelling entries the operator is to make available to the public.
The Act establishes the mechanism for deciding public access; the provision does not itself supply a field list. The government's Housing Hub confirms that publication of the list comes later.
What should I do while the list is unpublished?
Keep preparation for registration separate from assumptions about public access. The checklist covers information for a dwelling entry under draft Schedule 3, rather than a list of information everyone will see.
